There are several simple, low-cost things you can do to boost the value of your home. These include eliminating clutter, washing windows and walls, and installing higher wattage bulbs to create a brighter environment. Making repairs is important, but renovations often do not return dollar for dollar. 

Staging your home, which helps paint a picture for how buyers will use their new space, can also add value.

Timing is also key. Make sure your listing goes "live" at a time you and your agent have availability, the market is not flooded with similar properties and the weather allows comfortable showings.

Why not just FSBO?

Most real estate agents can work on either side of a home sale and have an active portfolio of potential buyers. They know what their clients are in the market for and they are quick to jump on any new properties that fit their clients' criteria.

Buyer’s agents know that with an FSBO, they will be dealing directly with a homeowner.  Unfortunately some agents aren't willing to take the extra time or make the effort to assist their clients purchase an FSBO. Even if a client insists on seeing your home, some agents might discourage making an offer.

A listing agent can ensure that other agents and their clients have access to showings and relevant information. Professionals can focus on marketing, answer questions about the property and navigate the inspection and appraisal processes. In an FSBO, the homeowner must handle these tasks while also managing their schedules.
